House washing in Wānaka
In short
Wānaka homes often mix timber, stone, painted finishes, metal cladding and large areas of glass, and each needs different care. We wash buildings with low-pressure softwashing, choosing the cleaner and method for your cladding and its finish. We remove everyday buildup, point out areas that need specialist attention, and help keep the whole exterior looking good.
Care that suits your cladding
A method that suits one part of a house may not suit another. We choose cleaning solutions and softwash methods around the cladding and its finish, and we follow the manufacturer's care guidance where it's available. That includes sensitive surfaces such as powder-coated aluminium, coated metal and aluminium composite panels. We also plan around windows, joinery, lights, fittings and plants. If a surface is too fragile or worn to clean safely, we tell you before we start.
Routine washing and specialist treatments
A maintenance wash deals with everyday dirt, pollen, cobwebs and organic growth. Some marks need something more, and we treat these ourselves: tannin stains, concrete splatter, fertiliser staining, rust staining, mineral deposits and oxidised paint. We point them out and talk through the options before we go ahead, and we tell you honestly where a mark is permanent.
Windows, cobwebs and spiders
We can include a purified-water rinse of exterior windows as part of a building wash. For regular window cleaning, we put you in touch with a specialist window cleaner. Cobweb removal is part of the wash. A spider treatment is done by an independent pest controller, and we coordinate the timing so the washing and treatment happen in the right order.
A good time to check your stone and concrete
Washing is also when we notice stone, concrete or masonry that would benefit from cleaning and sealing. We'll flag it and quote it separately, if you'd like.
Part of your property's ongoing care
Roof and gutter care, timber maintenance, and stone and concrete care can be planned in a sensible order. Through the Evercare Club, agreed exterior maintenance can be scheduled ahead of time. Extra restoration, oiling, resealing or specialist treatments are quoted separately.
How often?
It depends on the materials, their finish, how exposed the house is and any manufacturer maintenance requirements. We talk through those with you and suggest a practical schedule.
Do I need to be home?
Usually not. Most of our exterior work is done while owners are at work or away, and we ask for access notes if gates or locked areas are involved. We'll ask you to move delicate outdoor items, secure loose objects and keep pets inside.
Who we are
We're a member of the Exterior Cleaning Industry Association. Matt Caldwell is also involved in bringing SiF cleaning and sealing products to New Zealand, which gives us technical support when a surface needs more than a standard wash.
Matt flew to Perth to see SiF's house wash in action before bringing it here. Today we use it for maintenance cleans on architectural cladding around Wānaka, and a growing number of contractors across New Zealand use it too.
