Roof, gutter, window, solar and spider care

In short

Roofs, gutters, solar panels, windows and cobwebs are part of looking after an exterior, and they're easiest when planned together. We take this work on for selected properties, usually alongside a house wash, stone, concrete or timber work, or an Evercare Club plan. We do the roof, gutter, solar and cobweb work ourselves, rinse windows as part of a building wash, and coordinate independent specialists for the rest.

Roof and gutter care

Roof work is done by trained staff, using poles from the ground where possible, with harness and fall-arrest gear for work at height. A roof doesn't automatically need washing every year, so we look at its condition and recommend only what's needed. The material, access, drainage and nearby trees all affect the approach, and where it helps we use camera equipment to see areas that are hard to reach.

  • Inspect. We check the roof and gutters from a maintenance point of view. Visible repair needs are flagged for a roofing specialist.

  • Clear. Where it's in the agreed scope, we clear leaves, debris and growth from gutters and outlets, and check that water flows.

  • Protect. Some roofs benefit from specialist cleaning or treatment to deal with organic growth. Suitable porous roofing, including some concrete tiles and slate, may also suit a penetrating sealer that reduces water absorption. Suitability depends on the material and its condition. A sealer doesn't repair damaged roofing or replace the weatherproofing of a sound roof.

Roofing and drainage we assess

  • Long-run and corrugated metal roofing

  • Pre-painted steel roofing

  • Concrete and clay tiles

  • Slate

  • Solar panel arrays

  • Spouting, downpipes and internal gutters

Solar panels

A solar array doesn't need much. In our experience, a yearly clean with purified water and soft brushes is often enough. We work from the ground with carbon telescopic poles wherever we can. Where work at height is needed, our team is trained for it and uses harness and fall-arrest equipment. We follow the panel manufacturer's cleaning guidance and plan the clean before buildup sets in. It can be added to a building wash or included in an Evercare Club plan.

Windows

As part of a building wash, we can include a purified-water rinse of exterior windows, for a streak-free finish without the mineral spotting tap water can leave. For regular window cleaning, detailed track work or interior windows, we put you in touch with a specialist window cleaner. If you already have one, we plan the visits so the work happens in the right order.

Some marks on glass come from the buildings around it: mineral runoff or splashback from schist, concrete and masonry can leave deposits that routine window cleaning doesn't remove. We can assess and treat suitable deposits, but removing them can't reverse permanent etching or glass damage. Where nearby stone or masonry is the source, we can also assess cleaning and sealing it to help reduce the problem.

For window-cleaning businesses

If your customer needs a building wash, softwashing of delicate cladding or help with mineral deposits, we're happy to talk. We refer people who want regular window cleaning to businesses that provide it.

Cobwebs and spiders

Cobweb removal is part of an exterior clean. A spider treatment is done by an independent pest controller, who assesses and quotes separately. Once you've agreed to both, we coordinate the order and timing of the visits. Where it helps, we photograph areas of concentrated webs beforehand so the pest controller can see them.

Cleaning and pest treatment are separately quoted, and each contractor is responsible for their part. If you only want a spider treatment, we can point you to a local pest control specialist.

Areas we include

  • Eaves, soffits and fascia

  • Window and door surrounds

  • Pergolas and covered outdoor areas

  • Garages, carports and sheds

  • Balustrades and other agreed exterior features

Part of your wider exterior care

Through the Evercare Club, agreed checks, gutter clearing, building washing, window rinsing, solar panel cleaning and the timing of pest treatments can be planned ahead. Extra work is quoted separately and agreed before it goes ahead.

What this covers

  • Roof and gutter checks from a maintenance point of view

  • Clearing of agreed gutters and outlets

  • Assessment and treatment of organic growth on roofs

  • Sealing options for suitable porous roofs

  • Purified-water cleaning of solar panels, following manufacturer guidance

  • Purified-water rinsing of exterior glass within an agreed building wash

  • Assessment and treatment of suitable mineral deposits on glass

  • Cobweb removal within the agreed cleaning scope

  • Coordination with window cleaners and pest controllers

When we do this work

We schedule around the property's needs, recurring debris and your maintenance plan, and roof work waits for suitable access and weather. Window rinsing goes alongside your building wash, and we agree the order of work with any other contractor before we start.

Plan your exterior care

Tell us about the property and what you've noticed, and we'll talk through a practical scope. Call 027 464 2888 or email info@evercareproperty.co.nz.
