Concrete and masonry wall cleaning and sealing

In short

We clean and seal concrete and masonry walls across Wānaka and the Upper Clutha, from board-formed and precast concrete to blockwork, brick and mortar joints. We match the cleaning method and penetrating sealer to the material, its condition and the finish you want. For new builds, we work with your builder to fit cleaning and sealing into the programme.

Restore: clean and prepare

Walls collect dirt, organic growth, efflorescence (white salt deposits) and construction residue. We clean with methods matched to the material, so the surface is ready for sealing. We also treat iron oxide staining, the rusty marks that can affect concrete and masonry. Some marks are permanent, and we tell you what to expect before you commit.

Protect: penetrating sealing

Our penetrating sealers soak into the wall, leaving no film to peel or blister. They reduce water absorption, give water-repellent protection for suitable concrete, stone and mortar, and allow water vapour to escape. Reducing absorption also reduces the water that carries minerals to the surface, so it significantly reduces the chance of efflorescence and water-related staining coming back.

We show you photos of past walls before you decide on a finish. We offer both natural-look and enhancing sealers, and we talk through which suits your wall when we quote.

Where sealing works best

Our sealers work by chemical repellency, stopping water being drawn into the wall by capillary action. On a dense, sound wall with no other way for water to get in, sealing performs very well and efflorescence is much less likely to return.

What we can't seal is what we can't reach. Sealing doesn't fill cracks or open joints, and it can't treat the back of a wall we can't see. Where earth or fill is packed against a concrete or block wall, water can still get in from behind and hydrostatic pressure can build up, so efflorescence may keep appearing. We'll tell you this at the assessment.

On older walls, we also assess whether a densifying sealer is needed, particularly where the cement is dusting or showing signs of concrete cancer.

Maintain

We give you practical maintenance and inspection advice, and sealed walls can be included in an Evercare Club plan.

What this covers

  • Cleaning of concrete, brickwork, blockwork and mortar joints

  • Treatment of efflorescence and iron oxide staining

  • Removal of organic growth and surface contamination

  • Preparation suited to the material and finish

  • Penetrating sealing to reduce water absorption

Surfaces and materials

  • Board-formed and architectural concrete

  • Precast concrete panels

  • Concrete blockwork

  • Compressed concrete brick façades

  • Mortar joints

  • Concrete and masonry boundary walls and features

When we do this work

We discuss timing with you and coordinate around your project, access and suitable weather. For new construction, we work with your builder to fit the work into the programme.

Request an assessment

Send us photos of the walls and tell us how old they are and what's on them. We'll give you a clear written scope and price. Call 027 464 2888 or email info@evercareproperty.co.nz.
